I will listen to your needs & protect your interests
During our initial contact, I will familiarize myself with the type of property for which you are looking. I can advise you as to whether you are likely to find the amenities you want in your price range, and what communities you might find them in. I will set up a property search specific to your needs, and will continue to refine that search until we find properties you are happy with. Any new listings that match your search criteria will be sent to me daily. I will preview them and forward any that might be of interest.
I know the market & the neighborhoods
Because I have been working in the South Central Wisconsin market for over 20 years, I have an extensive familiarity with the many communities in the greater Madison area and can help you find one that fits your needs and the needs of your family. Because I have seen the real estate market go through many changes, I can also offer you my advice on current trends, on how quickly you may need to move on any property in which you are interested, and whether that property is fairly priced, bargain priced, or over priced.
I can show you all available properties
As a REALTOR and member of the South Central Wisconsin MLS, I can show you all the listed properties, no matter which company has it advertised. I can also work with you on properties that are For Sale By Owner (FSBOs). If you find any properties on the internet, in newspaper ads, or that you have driven by, let me know, and I can provide you with detailed information about them too.
I follow a code of ethics
I strive to treat all my clients fairly and honestly. You can be assured that I will protect your confidentiality, disclose any adverse facts known to me about a property as provided by law, present offers in an unbiased manner and disclose the advantages and disadvantages of the proposals it contains. I will excercise all my skills in providing brokerage services to you. I will write your offer and work to bring you a closing without surprises
I will complete all the necessary paperwork and explain each part of any offer we write for you. I can help you decide which contingencies you may want to include and help you write a clean offer that will be more appealing to the Seller. I will negotiate on your behalf with the listing agent/seller and during any counter offering that might occur. When we have an accepted offer, I will track all the contingencies, and follow up with reminders to make sure that all deadlines are met by both yourself and the Seller, in order to bring you a closing without undue surprises.
I will be with you every step of the way
I will escort you through showings, help you through offer negotiations, interface with your lender as needed, ask intelligent questions at the property inspection, review your title insurance and closing statement for accuracy, take you through the final walk-through of the property, and celebrate with you at the closing. Throughout the buying process, I will answer your questions, help calm any buyer's jitters, and work to make your transition to your new home as smooth as possible.
